Overview

## Flat Roofs: what it is and when you need it

### What it is
Flat roofs cover extensions, garages, dormers, bay windows and many commercial buildings. We repair and replace them in three materials: traditional felt, EPDM (a single-sheet rubber membrane) and GRP (glass-reinforced plastic, often called fibreglass).

### Who it's for
Homeowners with extensions and garages, landlords, and commercial property owners across Newcastle, Morpeth, Cramlington, Blyth and Northumberland. Both domestic and commercial flat roofs are welcome.

### When it's needed
Get a flat roof checked if you see standing water that doesn't drain, blisters or bubbles in the surface, splits and cracks, lifting edges, moss build-up, or damp patches on the ceiling below.

### Why use a professional roofer
Flat roofs depend on correct falls, sound joints and well-finished edges. Small mistakes in any of these let water sit and find a way in. Experienced roofers get these details right the first time.

The cost of waiting

## What happens if it's ignored
Flat roofs usually fail at the joints, edges and low spots where water collects.

### Ponding water
Water that sits on a flat roof slowly works into weak points and adds weight to the deck.

### Rotten decking
Leaks soak the timber deck beneath. Once it softens, a simple re-cover becomes a deck replacement too.

### Damp below
Extensions and garages under a leaking flat roof suffer damp, mould and damaged contents.

### Repeated patching
Patch upon patch on an old felt roof can trap moisture and make the eventual replacement bigger.

### Common mistakes to avoid

- ✕Painting over cracks with a coating instead of repairing the covering.
- ✕Ignoring standing water because it eventually dries.
- ✕Re-covering over a rotten or wet deck.
- ✕Choosing a material without considering how the roof is used, such as foot traffic or a terrace.

In detail

## Flat Roofs explained

### Felt flat roofs
Felt is the traditional flat roofing material, laid in layers bonded to the deck. It's a familiar, cost-conscious option and is easy to repair in sections. Modern felt systems are far tougher than older single-layer felt that many garages still have.

### EPDM rubber flat roofs
EPDM is a synthetic rubber membrane, often laid as a single sheet across the whole roof. Fewer joints means fewer places for water to get in. It stays flexible in cold weather, which suits the North East climate, and is a popular choice for extensions, garages and dormers.

### GRP fibreglass flat roofs
GRP is a fibreglass and resin system laid wet and cured into one seamless, hard-wearing surface. It's well suited to roofs that see some foot traffic and gives a clean, neat finish with moulded edge trims.

At the survey we'll explain how each material would work on your specific roof, including access, use and budget, so you can choose with confidence.

FAQs

## Flat Roofs questions

### How much does a flat roof cost in Newcastle or Morpeth?
+Every roof is different, so we don't publish set prices. What we do is come out, survey the roof for free and give you a clear, no-obligation quote with photos of what we found. You know the cost before any work starts, and there's no charge for the visit.

### What warranty do you give?
+Our work is backed by a warranty of up to 20 years. We'll confirm the warranty that applies to your specific job in your quote, so you know exactly what's covered before you agree to anything.

### Are you available out of hours and at weekends?
+Yes. CJroofing is available 24 hours a day, 7 days a week. If you have a leak at midnight or storm damage on a Sunday, call 07861 498780 and speak to us directly.

### Which areas do you cover?
+We're based in Morpeth and cover Newcastle, Morpeth, Blyth, Ashington, Sunderland, Lynemouth, Ellington, Cramlington, Bedlington, Ponteland, Pegswood and the surrounding North East.

### Which is best: felt, EPDM or GRP?
+Each has strengths. Felt is traditional and easy to repair, EPDM is a flexible single-sheet rubber with few joints, and GRP is a seamless, hard-wearing fibreglass finish. We'll recommend the one that suits how your roof is used.

### Can a flat roof be repaired instead of replaced?
+Often, yes, especially where damage is local. If the deck is wet or the covering is failing across the roof, replacement is usually better value. Our photo report shows which applies.

### Do you do flat roofs on commercial buildings?
+Yes. We work for both domestic and commercial customers.
